Morro Hills in Fallbrook
is located in the Northwest part of the community and becomes South Morro Hills where the boarders of Fallbrook, Bonsall and Oceanside connect. Morro Hills is a beautiful area with lots of agriculture, horse ranches and a mixed verity of lot sizes and homes. The lot size zoning is Semi-Rural Residential (SR-2), which means that there is 2-acre minimum per home where you can build one home per every 2-acres depending on the topography. However, there are some older homes on smaller lots between 1 to 2-acres that have been grandfathered in from past county lot size zoning ordinances. There are three planned communities located in Morro Hills and two others that are located within close proximity. The first planned community built in Fallbrook is located in Morro Hills, which is Rolling Hills Estate and it is the only guard-gated community in Fallbrook with 92 built-out lots. The other two planned communities were developed in the early mid 2000, one is Skylake Estates and the other is Hilltop Estate, which is a gated community. The Morro Hills area is wedge between Olive Hill Road and Sleeping Indian Road, it is also located Southeast of Olive Hill Road and Northwest of Sleeping Indian Road.
