Fallbrook CountrysideAccording to the San Diego MLS there’re more detached homes for sale in Fallbrook (zip code 92028) with 174 homes active on the market compared to 150 detached homes for sale in all the zip codes in Carlsbad (92008, 92009, 92010, 91011, 92013 and 91018). That’s very hard to believe that Fallbrook’s housing inventory is 14% higher than all of Carlsbad and if you add the 24 active listing in Bonsall (zip code 92003) to Fallbrook’s, it’s 198 homes for sale, which makes it 25% more detached homes for sale in the area than in all of Carlsbad. There’s definitely a shortage of homes for sale in both Carlsbad and in the Fallbrook area; Fallbrook alone usually has over 200 homes for sale on a monthly basis, and I know Carlsbad usually has more than that. Out of the 174 homes in Fallbrook for sale, 25 are listed for over $1 million, the most expensive is listed for $5,750,000. Out of these 25 homes there’re 5 homes for sale over $2 million, with $646.07 being the highest price per square feet, the average price per square feet being $464.72 and the minimum coming in at $342.04 per square feet. The median home price for homes in Fallbrook over $1 million is Looking East Over Fallbrook$1,300,000 and the median price per square feet is $295.21. The median price for all of the 174 homes for sale in Fallbrook is $604,950, the size is 2,845 square feet and the price per square feet is $232.89. To date Fallbrook has 72 home sales pending with a median price of $449,500 ($222.87 per square feet) and all of Carlsbad has 99 homes pending with a media price of $775,000 ($316.59 per square feet). It’s going to be interesting to follow the market conditions and activity in the next few month especially as the Fed’s interest-rate taper could hit potential home buyers. However, the Fallbrook and Bonsall housing market offer buyers a tremendous value with the kind of quality and size of home potential homebuyers can buy together with more square feet and larger lots.
